Ahmedabad: The east-west divide in the city is discernible from the number of property units registered. The western part of the city has 32.58% fewer property units than the eastern half. The Central Zone of the civic body, which includes the walled city, has the highest number of commercial properties in the city, 12% of the city 6.16 lakh commercial units.
The walled city has been the commercial hub of the city since the formation of municipal corporation was formed in the 1950’s and remains so. The city also first expanded around the walled city and then in other parts. This explains the high number of commercial and residential properties in the Central Zone.
Overall tax revenue (property tax, vehicle tax and professional tax) of Ahmedabad Municipal Corporation in 2023-24 has crossed Rs 1,400 crore. Property tax accounts for the lion’s share.
The property tax department released data on the 24.46 lakh registered properties in the city. These include 18.30 lakh residential units and 6.16 lakh commercial ones.
The data shows that there are more registered properties in the eastern half of the city. While the western part has 9.85 lakh units — 7.63 lakh residential and 2.22 lakh commercial. The east has 14.61 lakh units — 10.66 lakh residential and 3.94 lakh commercial properties.
Officials said high property prices including that of land makes the western parts more suitable for residential units. The affordable prices of the eastern half draw more commercial developments.
The tax data reveals that in the western half, areas such as Navrangpura, CG Road, Vijay Crossroads, Nehrunagar, Ashram Road, Stadium Crossroads, Anandnagar and Sindhu Bhavan Road are preferred for commercial units, while in the eastern parts Kalupur, Manek Chowk, Madhupura, Dariapur, Gheekanta, Bapunagar, Gomtipur and Rakhial are preferred.
The AMC gave development permission to 3,419 new projects in the last two years, of which 1,846 are in the west while 1,573 are in the east. This shows that the western half is now more preferred by developers.
Of the seven municipal zones, the North West Zone which covers Ghatlodia, Thaltej, Gota, Bodakdev and Chandkheda, accounted for the most development permissions, 982, while only 64 development permissions were given in the Central Zone. In the North West Zone, most development permissions are for residential schemes.
In the eastern half, New Nikol, Nikol and New Naroda in the East Zone are preferred destinations for residential property.
An AMC official said, “A total of 3.08 lakh properties are registered in the walled city and Central Zone, of which 1.28 lakh are commercial. This is because the walled city area witnessed commercial activity first. It was in this area that businesses took shape and hence there were more employment opportunities here, which brought along residential units.”
The East Zone, which covers Nikol, Gomtipur, Odhav and Vastral accounts for the highest number of residential property units, 3.41 lakh.
These are largely housing for workers in the industrial estates nearby. The next highest number of residential properties is in the West Zone, 3.38 lakh properties. It covers areas such as Navrangpura, Paldi and Naranpura. These areas were where the city first expanded. Navrangpura, Paldi and Naranpura remain the most sought-after areas for residential units.
